Position Definition:

 

To perform complex preventative maintenance and skilled repair work to building mechanical, electrical and plumbing systems; and to respond to emergencies related to all facilities.

 

Distinguishing Characteristics:

 

Equipment Maintenance Worker – Positions in this classification are task focused and require a general understanding of a wide variety of electrical, plumbing, swimming pools and mechanical systems.

 

Equipment Maintenance Worker, Senior – Positions in this classification have skilled knowledge of a wide variety of electrical, plumbing, swimming pools and mechanical systems and provide guidance and instruction on techniques, methods and procedures for accomplishing assigned tasks and solving problems.

 

Examples of Duties/Essential Functions:

 

Duties may include, but are not limited to, the following:

Replaces and maintains motors, bearings, pumps, fan assemblies, photovoltaic (solar) system, thermostats, pulleys, modulating motors and control assemblers; sets and services time clocks; checks fire alarm systems, fire sprinklers, hydrants and duct detectors and replaces battery packs.

Maintains emergency exit lighting systems and signs; maintains records for annual Fire Marshal inspections.

Performs preventative maintenance on a variety of equipment.

Responds to and resolves emergencies, such as power outages and water and gas leaks.

Blows down boilers; flushes, cleans and repair leaks.

Repairs and replaces faucets, flush valves, sink drains and drinking fountains; cleans clogged drains and replaces traps.

Assists contractors in performing a variety of electrical, plumbing and mechanical maintenance.

Inventories supplies and equipment; prepares reports of work performed and materials used.

Maintains cleanliness of pool facility; maintains and logs chemical balance of pool water.

Schedules lighting and HVAC requirements based on the needs of the campus facility.

Performs backwashing of pool filter system and replaces filter elements; adjusts and repairs automatic pool vacuums; performs shut down pools for winter.

Performs installation projects, including light poles, electrical circuits and light fixtures.

Performs related duties as assigned.

 

Minimum Qualifications:

 

Education/Experience:

 

EXPERIENCE AND TRAINING

Five (5) years of experience in building construction, maintenance or machinery trade.

EDUCATION/LICENSE OR CERTIFICATE

Possession of a high school diploma/GED or the equivalent.

Possession of, or ability to obtain, an appropriate, valid California driver’s license.

Possession of, or ability to obtain, an appropriate, valid swimming pool operator’s certificate.

 

Knowledge Of:

 

Knowledge of:

Tools, equipment and procedures used in minor repair and adjustment of a variety of building facilities and equipment.

Principles and methods used in a program of preventative maintenance for all types of equipment.

Bearing assembly, motor construction and air flow related dangers.

Motor rotation, pump assembly and servicing of emergency lighting.

The dangers of high voltage and safety procedures for cleaning underground vaults.

Safe work practices.

Methods, materials, tools and equipment used in commercial swimming pool maintenance work.

Use, maintenance and repair of a variety of power hand tools.

Electrical, plumbing and HVAC systems.

Skill/Ability to:

Inspect, locate and successfully repair plumbing, electrical and mechanical defects.

Perform mechanical maintenance and repair on motors, pumps and boilers.

Work independently in the absence of direct supervision.

Use the tools and equipment necessary in the repair and maintenance of all types of equipment.

Read and interpret blueprints and schematics.

Understand and follow oral and written instructions.

Perform minor welding work, as needed.

Establish and maintain cooperative work relationships with those contacted in the performance of required duties.

Perform heavy physical labor, including lifting and moving items weighing up to 50 pounds.

Demonstrate understanding of, sensitivity to, and respect for the diverse academic, socio-economic, race, ethnicity, gender identity, sexual orientation, age, mental or physical disability, and religious background of all students, faculty and staff, and with all individuals encountered in the performance of required duties.

 

Desirable Qualifications:

 

• Ability to troubleshoot problems and or breakdowns in various mechanical systems, including pumps, motors, compressors, and HVAC systems.

• Knowledge of or programming experience with BACNET and Building Automation Systems such as ALC and Andover.

• Performs maintenance on equipment and chemical balance of water for outdoor fountains.

 

Special Instructions:

 

Note: New employees will be placed at the first step which is $5,622.00 per month, second step $5,907.00 per month or third step at $6,205.00 per month (depending upon experience). Based on current salary placement guidelines, all step increases for which an employee becomes eligible shall take place on July 1st of each fiscal year. These increases will occur, on annual basis, until the maximum step of $6,849.00 per month is reached on the salary schedule.
